Requirements on Operation, Maintenance and Repair 

Public places

Class III 

Building structure 

Check the building structure at least twice a year, check the safety-related parts 
once a quarter, and make record. Arrange special repair in time once damage is 
found, and notify relevant owners and users. 

Door and window

Make an inspection tour of doors and windows of the public places in 
the building, keep the glass and door-window accessories intact, and 
enable doors and windows to be opened and closed flexibly without 
abnormal sound. 

Wall, roof and floor

 in the building 

The plastering of the wall and the roof is not flaked. The facing bricks 
and the floor tiles are flat without peeling and defects.

Pipeline, drainage 

ditch and roof 

Clean and dredge the drain gutter on the roof and the drainage pipes inside
 and outside the building once a month, so as to guarantee unblocked water
 drainage (once a half month from June to September), check the roof once
 a half year, and once found the waterproof layer is swelled and fractured and
 the thermal baffle is fractured and defective, repair them in time. 

Enclosing wall 

Inspect the enclosing wall once a half month, and once found it is damaged, 
repair it immediately. There should be no rust on the surface of the enclosing 
wall made of iron fence, and the enclosing wall should be kept intact. 

Roads, sites 

and so on

Inspect roads, pavements, curbstone and manhole once a week, once found 
they are damaged, repair them in time. Keep the pavements flat without damage
 and water logging and keep the curbstone straight without defects. 

Water supply

1. Check the water supply equipments at least three times a week, feed oil to 
the water pump lubricating point once a quarter, remove dust and coat paint
 for the pump room and pipes once a quarter, maintain the water pump once 
a year, and guarantee secondary water supply is normal and the pump room is clean.
2. Regularly clean the water tank and the reservoir twice a year, so as to guarantee 
second water supply quality to comply with national domestic water standard
3. Measure the pressure of the pressure reducing valve in tall buildings twice a year, 
and make records.
4. The cover plates of the water tank and the reservoir should be kept intact and locked.
 Metal protective nets must be mounted on the overflow pipe opening and must be kept intact. 
The exposed water pipes must be maintained to avoid freezing in autumn and winter every year.

4. Test the detector and all control devices once a year. After the fire detector is put into operation for two years, completely clean it once every three years, and replace the unqualified once.   
5. Check the fire hose once a half year, feed lubricating oil on the valve rod, and make drainage check once.  
6. Check the fire extinguisher once a month, and change new one or pressurize once it is invalid immediately.

 closing functions of the door closer normal. 

Household alarm

Occasionally debug and maintain to guarantee the normal operation in 24 hours. 
The alarm control host of the center should be capable of displaying alarm or fault 
occurrence information accurately, and should simultaneously send out sound and
 light alarm signals. 

Perimeter alarm 

Set up defenses in 24 hours and keep normal operation. Occasionally debug and

 maintain to guarantee its normal operation, enable the guard tour time, places, 
staffs and sequence to be displayed, filed, inquired and printed normally, 
and keep the violation record hint functions normal. 

Lifting system 

Elevator

 

1. Guarantee the 24-hour operation of the elevator, keep the buttons, lamps and 
other fittings in the lift car intact, and keep the lift car clean. 
2. Entrust professional maintenance unit for regular maintenance, make security
detection every year, and hold valid Safe Use Certificate. The property management 
company should assign special persons for supervising the maintenance of the elevator
 and managing the operation of the elevator. 
3. Once the elevator has common faults, the professional maintenance men shall arrive 
at the scene and make repair in two hours. When somebody is trapped in the elevator 
or other major events happened, the property management staffs shall arrive at the scene
 for emergency treatment in five minutes, and the professional technicians shall arrive at
 the scene for rescue in a half hour. 
4. The elevator should be driven by a special person in the case of no safe closing device, 
automatic weighing sensor or emergent calling device on the elevator door, or is required 
to be driven by a special person by the owners meeting; the driver should stick to his posts
and guarantee the safe operation.
